ASSOCIATE REFERRAL PROGRAM: PROGRAM GUIDELINES
The following guidelines have been created to form a framework for the programs operation:
- Each individual PMA Salesperson/
Broker is required to submit a completed application form for every resale agent requesting to participate in the Associate Referral Program. It will be reviewed and approved by the Resale Manager. The referred agents should be a top performer in their office and must provide a letter to the Resale Division Manager outlining their related experience and years in the industry.
- The Resale Manager will select the Referral Agents from the names provided and add their contact information to the Associate Referral list. Such list will be updated regularly and posted on our web site under the Resale Division section as well as sent via email to all the sites on a regular basis.
- Once approved, the Associate Agent will receive a letter acknowledging their participation in our Associate Referral Program and a list of expectations and guidelines will be included.
- PMA Brethour Realty Group reserves the right to terminate any Associate that does not follow the rules and/or guidelines as outlined.
- The total Referral commission is negotiated by the Resale Manager and is usually; 25% of the commission earned by the receiving Brokerage. PMA Brethour Realty Group will from time to time, negotiate a higher rate, depending on market conditions to secure the best possible referral rate.
- The commission payable to the participating PMA agent(s) is 70 % (total site commission) of the overall referral commission (25%). For example: on a $350,000 sale the total referral commission (25%) is $2187.50 and the total site commission (70%) would be $1531.25. This is payable when it is received by the referred brokerage.
- The builder will receive a commission of 20% of the office portion of the PMA commission whenever their purchaser lists directly with the PMA Resale Division.
- Each referral is made to the appropriate Associate Agent via email and followed-up with a phone call. A copy of the email is also sent to the Resale Manager .
- The OREA Referral Form provided, is signed by the receiving brokerage and the Seller/buyer upon a listing or buyer broker agreement and a copy must be sent to the Resale Manager .
- The current referral fees are 25% of the listing/selling commission and can only be modified with the Resale Managers approval.
- A trade record sheet must be completed for each referral and clearly identified as a Referral. PMA agents(s) name, site and builder should be completed as well as the name, address, phone number and receiving Brokerage information. The commission payable to the PMA agent(s) should be calculated and a copy of the APS must be attached (whether the referred agent listed or sold the property). Finally, a copy of the completed referral form should also be attached.
- Every PMA Brethour Realty Salesperson/Broker must sign the Schedule “C” provided to enroll in the Associate Referral Program prior to participating in it.
- Failure to follow the above rules and guidelines gives PMA Brethour Realty Group no legal recourse if a commission is not paid by the receiving Brokerage. It is of utmost importance therefore, that everyone has a clear understanding of the program, how its works and how to complete all the necessary paperwork and forms.
