Feasibility Assessments

Marketing Strategy Development

The intent of the marketing strategy is to outline the direction required to create the most efficient and marketable development plan. It addresses the following product and development aspects:

  • the development of a concept plan including; product design, mix and pricing, specifications and premium allocations, and upgrades.

Focus Groups

The assessment of consumer opinion is an integral part of product development. The end user's preference and sensitivities to various product designs and pricing, community structure or marketing approach are essential to creating the "best-fit" concept plan for a development.

In consumer attitude research the focus is upon assessing individuals needs, wants and desires. There are four major methods of obtaining this information: telephone surveys, mailed questionnaires, interviews and focus groups.

Land Evaluation

Statistical information concerning land values is often a primary component of an overall development strategy.

The exercise of determining land values in any given community involves a residual land analysis. The values are determined through an analysis of current prices and associated land sales or current offerings.

eLand

eLand electronically tracks and plots all residential development applications throughout the Greater Toronto Area (i.e. OPA's, Zoning Applications, Draft Plans and Site Plans) that are currently active files in the development approval process, information on ownership, number of proposed units, development stage/status and additional information is provided for each development application. The information is viewed using a program called GIS and is accessed through a CD-Rom. This is further enhanced by providing Secondary Plan areas and municipally related information (i.e. Development charges, population and housing unit projections, housing sales and supply).

Clients include: building and development firms, all levels of government, financial and lending institutions, as well as related industries such as communications, marketing and advertising.
