How Sam’s Squad clears condo inventory

SO YOUR PROJECT is a big hit, but you still have remaining inventory. Who you gonna call?

PMA Brethour’s Samuel Wong, who, along with his ace team of brokers, helps builders to clear out those final few units. Sam’s squad has done this successfully for a host of high-profile projects of late, such as Monarch’s Picasso on Richmond, SigNature Communities’ Tao Condos on Bayview in Richmond Hill, and Stafford Homes’ The Bell Heritage in Scarborough.

How do they do it? Leveraging their connections to a network of brokerages across the GTA, Sam’s team brings the project directly to broker offices and conducts seminars with their agents, educating them about a particular project and its selling points and making it easier for them to promote it to clients and investors.

These agents also get the opportunity to attend PMA seminars. And they get incentives: Agents that introduce buyers to a project receive a bonus commission. And, since many of the projects are in the construction stage, agents working with Samuel’s team can sometimes visit the site with potential purchasers. “One time we visited a 40-storey penthouse unit in downtown Toronto during sunset,” says Samuel. “The buyer fell in love and decided to make the offer right away.”

Buyers can connect with Sam’s Squad any time of day—and night. “They want information and a response right away, and we want to keep their interest when they’re hot,” he says. “We don’t want to let them get cold and start looking at something else.”
